Brochures look perfect. Renders glow at sunset. Then you walk onto the site, and the real floor tells a different story.
That’s why the site visit matters more than any sales pitch. You can spot in thirty minutes what a brochure hides for months. Bring this checklist, and you won’t miss the important things.
Before You Leave Home
Prepare a little, and the visit pays off twice as much.
- Note the RERA registration number and the DTCP license number from the developer.
- Write down your questions, so the excitement doesn’t erase them.
- Bring a friend or family member. A second pair of eyes catches what you skip.
- Charge your phone. You’ll take plenty of photos.
- Carry a measuring tape. It’s cheap, and it settles arguments.
Check the Approach and the Surroundings
Start outside the building, not inside it. Walk the lane and look around.
- How wide is the road in front of the building?
- Does the road stay clean and open, or does it flood or jam?
- Can a car turn in and out of the stilt parking without trouble?
- Do you see shops, schools, or clinics within a short distance?
- Does the area feel safe in the evening?
Visit again at a different hour if you can. A road that looks calm at noon may look very different at 7 pm.
Inspect the Building from Outside
Stand back and look at the full front. Then walk closer.
- Count the floors, and match them to the approved plan.
- Check the walls for cracks, damp patches, or uneven plaster.
- Look at the finish on the facade and the railings.
- Check the stilt level. Look at the height, the lighting, and the space for your car.
- Note how the building sits next to its neighbors.
Walk Through Your Floor
Now go inside. Take your time here.
- Light and air. Open every window. See how much sunlight enters each room.
- Layout. Walk each room and check that it feels like the plan suggested.
- Ceiling height. Look up. Low ceilings make a floor feel smaller.
- Walls and floors. Tap the walls and look along the floor. Uneven surfaces show poor finishing.
- Doors and windows. Open and close each one. They should move smoothly.
- Balcony. Stand on it, check the railing, and look at the view.
Test the Basics
Small fittings tell you a lot about the builder’s care.
- Switch on every light and fan.
- Count the sockets, and check they sit where you’d actually use them.
- Open every tap. Check the water pressure and the drainage.
- Look under sinks and around bathrooms for damp or stains.
- Flush each toilet and watch the water level.
- Check the kitchen platform and the space for your appliances.
Look at the Common Areas
You share these with three other families, so check them too.
- The staircase should feel wide enough and well lit.
- The railings should feel firm.
- The meter room, water tank, and motor should sit in a sensible spot.
- The terrace should drain properly and show no cracks.
Ask for Paperwork on the Spot
A site visit also works as a document check. Ask to see these papers:
- The RERA registration certificate
- The DTCP license and the approved layout plan
- The sanctioned building plan
- The title documents for the plot
- A draft of the agreement for sale
Compare the floor you see with the floor in the plan. If you spot a difference, ask about it right then.
Take Photos and Notes
Don’t trust your memory after visiting three projects in one weekend. Take photos of every room, and add a short voice note for each project. Rank them that same evening while the details stay fresh.
Red Flags That Should Slow You Down
- The developer avoids showing documents.
- The finished floor looks very different from the plan.
- You see fresh paint over damp patches.
- The seller pushes you to book today.
- Nobody answers questions about approvals clearly.
One red flag deserves a second look. Several together deserve a walk away.
Final Thought
A good builder floor stands up to close inspection. It looks right, feels right, and comes with clean papers. Take this checklist, slow down, and trust your own eyes over a sales script. The visit costs you a few hours. A wrong purchase can cost you years.
